RENTAL TERMS OF HELGAFELL RENTALS

These rental terms and conditions apply to all rental bookings made through the website, email, telephone or by other means with Olav Forum ehf (Helgafell Rentals), id. 6709760419, Vsk no. 74580, but the company has full ownership of all rental properties on the website helgafellrentals.com and has full rental management over the properties.
The tenant must familiarize himself with these rental terms before booking a property. After booking and payment, it is considered that a short-term rental agreement has been reached for that specific property, and at the same time it is considered that the tenant has accepted the rental terms.

RENTAL TERMS OF HELGAFELL RENTALS

1.0 Booking Process & Payments
The tenant must be over 20 years old and Helgafell Rentals can require the tenant to present identity documents for verification.
You can both pay by bank transfer and credit card through Borgun's secure payment area.
You also have to pay a cleaning fee (€120) which is added to the rental price, but then the entire property including all linen is washed upon departure. Along with the rental price, a €500 deposit must be paid for damage and misuse of the property, see article 6.0 below.
To confirm the reservation, the renter must pay 100% of the rental price, cleaning fee and insurance.
2.0 Rental Rates
The rental price is according to the price list on the website at all times. The rental price includes bed linen, bath towels, rags, tea towels, electricity and water.
3.0 Arrival and departure
Keys to rental properties are delivered in Spain.
Rental time starts at 18.00 on the start day of the rental day and ends at 12.00 on the last day of the rental day.
In many cases, but not all, it is possible to extend the stay on the day of departure for an additional payment, which varies depending on the rental property.
If the renter does not return the property on time, Helgafell Rentals is authorized to charge the renter up to €250 due to the increased costs resulting from the relevant delay.
4.0 Changes, cancellations and cancellations
If a booking needs to be changed or canceled after booking confirmation, contact Helgafell Rentals. Helgafell will endeavor to accommodate the renter regarding a change in booking, but cannot guarantee that such a request will be fulfilled without cost.
For cancellations made more than 30 days in advance, the renter is entitled to a 100% refund of the rental fee. If cancellations are received less than 30 days in advance but more than 14 days in advance, the lessee is entitled to 50% of the rental fee. If cancellations are received less than 14 days in advance, the rental fee will not be refunded.
Other cases must be examined with regard to cause and effect, but even there unusual circumstances may result in a full refund.
It must be kept in mind that there is a lot of competition in this industry and many examples show that vandalism exists. Helgafell will represent and operate on honest and legal terms.
The renter himself is responsible for his rental period and if there is a delay or cancellation due to his travels, it is his own responsibility.
5.0 Cleaning
It is part of the terms and conditions that renters pay for departure cleaning and washing of linen at the end of the stay.
The premises must be clean when the tenant arrives, with clean bedding, hand soap, dish soap, toilet paper and towels.
If the lessee considers the access to be inadequate when he takes over the premises, he must immediately notify the tenant so that improvements can be made. Otherwise, it is considered that the lessee considers the access to be satisfactory.
Although departure cleaning is paid for, the rule applies that the renter removes all leftover food, throws away all rubbish from the house and leaves all cooking and eating utensils clean and ready for use by the next renter. This also applies to outdoor grills where they are present.
6.0 Insurance
As a guarantee for significant abuse of the property and significant damage, a guarantee of €500 must be provided, which is payable when booking on the Helgafell Rentals website.
Insurance is not being provided because glasses, plates and other small things can break, but for significant damage or destruction.
The owner of the property or the person in charge reserves the right to deduct the aforementioned amount if such abuse or destruction has occurred on the property.
At the same time, the owner and/or the manager guarantees to refund the aforementioned amount to the tenant upon departure if no damage has occurred to the property.
7.0 Lessee's Duties and Obligations
The tenant undertakes to walk around the property according to the rules of the building
If damage is caused by the renter or his guests, the renter is responsible for the damage and must pay for repairs or compensation for the damage in question.
A third party must be consulted to evaluate and give a realistic value for the damage, which must be compensated in full by the lessee. This section only applies in the case of abnormal use caused by intent or negligence.
The number of persons staying in a property may not exceed the maximum number stated on the property's information page on the Helgafell Rentals website. Children 2 years of age or younger do not count towards the maximum number.
Visitors are allowed during the day, but they are not allowed to stay overnight.
Pets are not allowed and smoking is prohibited indoors.
Neighbors must be respected and noise must be kept to a minimum at all times.
Tenants are asked to keep in mind that house owners are responsible for their behavior towards neighbors and housemates.
If it is known that neighbors will be inconvenienced, Helgafell Rentals reserves the right to request that the lessee leave the property without the right to claim any kind of compensation.
You must walk carefully around the rented accommodation and keep it clean during your stay.
Every rental property has a swimming pool and renters must be careful and keep a close eye on their children.
If a key is locked inside the house, the tenant must pay for a locksmith
8.0 Duties and obligations of Helgafell Rentals (HR)
That all information on the real estate rental website is correct and up-to-date.
HR is responsible for ensuring that the rental of real estate complies with all local or national laws, including health, safety and insurance laws.
HR is not responsible for any direct or indirect costs, damages or losses incurred by the renter or other guests before, during and after the renter's stay ends.
HR cannot guarantee failures or interruptions of services or equipment in the property, nor interruptions due to maintenance carried out in other parts of the common property. If a notification is received, HR will try to respond to such issues within a reasonable time.
HR shall protect the privacy of the tenant and maintain the confidentiality of the parties' business relationship. Personal information collected will only be used to improve the service and tailor it to the needs of users. HR may not share or rent personal information to third parties or institutions.
9.0 Indemnity
Helgafell Rentals cannot be held responsible for any direct or indirect costs, damages or losses incurred by the hirer directly or indirectly or other guests on his behalf either before, during or after the hirer's stay ends, except to the extent where illegal to exclude such liability.
Helgafell Rentals cannot guarantee failures or interruptions in services or equipment in the rental property, nor interruptions due to maintenance carried out in other parts of the property. If a notification is received, Helgafell Rentals will try to respond to such issues within a reasonable time. If the issue is of such a nature that it seriously affects the renter's stay in the rental property and Helgafell Rentals is unable to resolve the issue within 48 hours, the renter will be offered another accommodation if that option is available.
If any unexpected external and uncontrollable event causes Helgafell Rentals to be unable to provide the tenant with the rental property that has been booked and paid for, Helgafell Rentals undertakes to provide the tenant with at least a comparable property in a similar location for rent.

The terms defined in the Act on door-to-door and distance sales agreements no. 46/2000 and law on the purchase of services no. 42/2000. If a case arises out of Olav Forum ehf's business contracts and/or the company's general terms and conditions, it shall be brought before the Reykjavík District Court. The association's defense meeting is in Reykjavík.
